Rental apartments in Falköping: how the queue and requirements work

If you are looking for rental apartments in Falköping, most roads lead to Falköpings Hyresbostäder, the municipality's own housing company with around 2,000 apartments. The queue is free, you can register from age 16 and you earn one queue point per day. The earlier you join the queue, the better your position when the right apartment comes up.

Rental apartments in Falköping: who rents them out?

Falköpings Hyresbostäder AB, often called Hyresbo, is owned by Falköping Municipality and describes itself as the municipality's largest landlord. The company has apartments of different sizes, in both older buildings and newly built, fully accessible ones. Standard and rent therefore vary a lot between buildings.

In the town itself the apartments are in five areas:

  • Centrum – in and around the town centre.
  • Grönelund – in the northern part of the town centre.
  • Gumsen – close to Falköping central station.
  • Wetterlin – courtyards with playgrounds, popular with families.
  • Bergsliden – on the slope of Mösseberg.

The company also has apartments in Stenstorp, Floby, Kinnarp-Slutarp, Åsarp, Vartofta and Kättilstorp. If you are flexible about where you live, the choice gets bigger. Stenstorp, for example, lies between Falköping and Skövde.

Although Hyresbo is the largest landlord, there are others too. Their queues and rules are their own, so check each landlord separately.

How the queue for rental apartments in Falköping works

Hyresbo's rules are set out in the company's letting policy, adopted by the board on 21 May 2025. The key points for applicants:

  1. Register yourself. You must be at least 16. Registrations made by someone else on your behalf are deleted.
  2. Collect points. You earn one queue point per day. Points are personal and cannot be transferred.
  3. Log in once a year. If you do not log in to My Pages at least once a year, your applicant profile is removed – and your points with it.
  4. Register interest. You can register interest in at most five apartments at a time. With a search subscription you get an email when a matching apartment becomes available.
  5. Viewing. When the application period ends, one to five applicants with the most points are selected, provided they meet the policy. They are offered a viewing.
  6. Answer yes or no. No answer counts as a no. The contract goes to the person who said yes and has the most points.

When you get a contract your queue points are reset to zero. If you already rent from Hyresbo, you normally need to have lived in the same apartment for at least one year before you can get a new one through the queue.

When is it first come, first served?

If an apartment can be moved into immediately or within less than three months, the company can let the first person who registers interest, and can move in at the stated time, go first. Hard-to-let apartments are also let on a first-come basis. If you have few points, this is your best chance, so check the available listings often.

For new construction and larger renovations the company may run separate queues.

Profile housing, such as sheltered housing, 55+, 70+ and allergy-adapted housing, goes to applicants who match the profile.

Requirements for getting a contract

Being in the queue is not enough. According to the letting policy you must also:

  • be at least 18 when the contract is signed,
  • have a Swedish personal identity number or equivalent, be registered as resident in Sweden, be an EU or Nordic citizen, or hold a permanent residence permit,
  • have enough income that the household has the Swedish Enforcement Authority's standard amount left after paying the rent,
  • have no payment remarks from the last twelve months – older remarks are assessed individually, and rent debts must be settled,
  • have lived in previous homes without disturbances,
  • have home insurance for the whole time you live there.

The company always runs a credit check. If it accepts a guarantor, the guarantor is credit-checked too.

Tips for finding rental apartments in Falköping faster

  • Join the queue today, even if you plan to move only in a few years. Your points grow every day.
  • Set a reminder so you log in at least once a year.
  • Be open to more towns. Floby, Stenstorp and the other smaller towns may offer different chances than central Falköping.
  • Watch listings with quick move-in. These are often first come, first served instead of points.
  • Have your papers ready. Income details and ID speed things up once you are offered an apartment.

Subletting as a stopgap

If you need somewhere to live right away, a sublet apartment can be an option. Remember that under the Land Code (jordabalken) (chapter 12, sections 39–40) the tenant needs the landlord's consent or permission from the rent tribunal to sublet. Always ask about consent before signing a contract. If you have questions about your rights as a tenant, you can contact the Swedish Union of Tenants (Hyresgästföreningen).

Rules can change. Always check the current letting policy at Falköpings Hyresbostäder before you apply.
